Osborne Clarke advised Xior Student Housing on the acquisition of a student accommodation building in Kraków previously known as LivinnX.

Xior Student Housing NV is the first Belgian public regulated real estate company (RREC) specializing in the student housing segment in Belgium, the Netherlands, Spain, Portugal, Germany, Poland, Denmark, and Sweden. Since 2007, as an owner-operator, Xior Student Housing has built high-quality, reliable student accommodations for students looking for the ideal place to study, live, and relax.

LivinnX is a modern student residence located in the Zabłocie district of Kraków. It has 290 self-contained units with 673 beds spread across 1-bedroom studios and clusters for 2 to 4 residents. This residence offers spacious living and relaxation areas as well as a wide range of communal facilities to ensure a great living experience for its residents, such as a fitness center, yoga room, sauna, rooftop terrace with panoramic views, communal gardens, study and co-working spaces, and secure parking.

This project was a complex, cross-border transaction conducted simultaneously in Poland and Belgium, finalized with the property acquisition on 5 July 2024. With this acquisition, Xior Student Housing continues to build its portfolio and expand its presence in the Polish PBSA market.
