ChorusLife is an urban regeneration project conceived and implemented by the Polifin Group and its subsidiaries - Costim (Impresa Percassi, Gualini and Elmet) and Gewiss - with the aim of combining the concepts of wellbeing, smart technology and sustainable architecture. With an investment worth approximately half a billion euro and an economic spin-off already generated in the area of over one billion euro, in roughly nine years of planning and construction, the Smart District has now been officially inaugurated in Bergamo. 

Osborne Clarke acted as legal advisor throughout the definition of the contractual terms and documents relating to the management and commercialisation of the project.

The firm supported the client in defining partnerships with third parties and intercompany contracts for the complex management and marketing of the project (hotel, catering, arena, residences). It also provided assistance on the legal aspects of the management of the production of energy from renewable sources and cogeneration, on the management of regulatory issues related to the use of the Global System Model (GSM) platform and the related customer journey, on the use of data, and on ESG matters. 

The multidisciplinary team was led by partner Simone Monesi for real estate matters, partner Riccardo Roversi and associate Angelo Maria Quintieri for energy matters, and partner Gianluigi Marino for technology law and data protection aspects.

ChorusLife, obtained from the regeneration of the former Ote industrial area, covers an area of 70,000 square metres. It has 5,000 square metres of planted greenery and is equipped with advanced technologies to make the area energy self-sufficient, with an expected saving of 1,624 tonnes of CO2 per year. It has more than 70 flats, the city's first build-to-rent project, part of which is intended for social housing. It also includes a retail area, a four-star superior hotel, an urban spa and wellness centre - both opening soon, and the ChorusLife Arena, a multifunctional space for concerts, shows, conventions and sporting events, which can accommodate up to 6,500 people and is a central element of the whole project.

Osborne Clarke is also assisting the group in the redevelopment of the former Rodriquez shipyard area in Pietra Ligure.
